PROJECT DESCRIPTION
The 7 story, 128,000 SF, 176 room Hotel Sterling was the signature property in downtown Wilkes-Barre for much of its existence. As is the case in many Pennsylvania cities, its underlying market disappeared with the exodus of many downtown businesses during the latter part of the 20th Century. The former hotel was owned by a downtown non-profit economic development group who had assumed ownership of the empty, lifeless building.
SRE was requested to undertake a comprehensive review of the redevelopment possibilities for the building given its existing dilapidated condition. Working with both structural and architectural firms with significant experience in the renovation of existing buildings, SRE created three options including renovating the existing structure, partial demolition to save the lower floors and complete demolition. Ultimately, after an extensive review of the financial requirements for each option, it was decided to pursue the complete demolition option of the property.
